Would you let a doctor who is fresh out of medical school operate on you? Of course not! Experience matters! So does experience matter when you’re looking for a realtor? You bet it does! An experienced realtor has developed skills that can only come from time and practice to take full advantage of the housing market and get you the best results possible.

It seems easy enough to sell your home yourself. You put a sign on your front yard, place a few ads, and wait for the offers to come rolling in. Maybe you hold an open house complete with fresh cookies and scented candles. In reality, there is a lot more to selling your home than signs, or ads, or even the fresh cookies.

An experienced realtor knows the market in your area and will be able to determine the fair market value of your home. They will be able to give you a few hints and tips on things to do you help raise the value of your home to ensure you get the best price possible. A good realtor also knows other realtors in your area whose clients often look for properties like the one you’re selling and will make sure that they know your property is for sale. Most importantly, an experienced realtor knows the ins and outs of contract negotiation and will make sure that not only do you get the best deal possible, but will also that the sale and the contract meet all applicable Ontario laws.

Just recently a couple who listed their home with me were thrilled when they got an offer for their asking price! But, as their experienced realtor, I knew the market and discussed the couple’s goals. The couple decided to pass on the offer and ended up getting more offers, before finally accepting an offer for $35,100 over the asking price. Again, as their experienced realtor with over 25 years experience, I was able to gauge that there would be better offers on the way. Do not settle for less, get experience on your side!

It would have been very easy to accept the first offer. To a lot of people, it might have seemed like the right thing to do. Having an experienced realtor who knows the market and how to handle negotiations means a better outcome for you.

When you’re ready to list your home, interview potential realtors. Ask them how many houses they’ve sold. Find out what their plans on for marketing your home and how they can bring in top dollar. Ask them about their negotiation strategy and approach to selling. By asking questions you’ll be able to find an experienced realtor that you’re comfortable with, ensuring a great sale and bright future.
